§ 179D Deduction

Go green. Save green.

The 179D Energy Efficient Commercial Building Deduction rewards building owners, architects and engineers who design or install energy-efficient lighting, HVAC and building envelope systems.

Energy-efficient commercial building

What is the 179D deduction?

Section 179D allows commercial property owners — and the architects, engineers and designers behind government-owned buildings — to deduct up to $5.65 per square foot for buildings that meet energy-efficiency targets relative to ASHRAE reference standards.

Eligible improvements span three systems: interior lighting, HVAC and hot water, and the building envelope. Partial deductions are available when a single system qualifies.

Designers of buildings owned by federal, state, local or tribal governments — and starting with 2023 placed-in-service, certain tax-exempt entities — can have the deduction allocated to them.

Designer allocation

Architects and engineers who design government-owned or tax-exempt-owned buildings can claim the deduction.

Partial qualification

Single-system qualification (lighting only, HVAC only) still produces meaningful deductions.
